RARE India has announced the inclusion of Tipai Wildlife Luxuries, a retreat set amid forested calm in Maharashtra, into its curated Wildlife Collection of boutique, owner-run lodges and retreats across the Indian subcontinent.

Located on 34 acres of regenerated forest near the fringes of Tipeshwar National Park, Tipai Wildlife Luxuries sits within a landscape shaped by rivers, dry deciduous forests and long-standing village settlements. Just two hours from Nagpur and under six from Hyderabad, the retreat offers a sense of deep immersion while remaining quietly accessible.

Conceived as a place where nature, wellbeing and thoughtful hospitality coexist, Tipai is designed to be many things at once – a wildlife lodge, a culinary destination, a space for rest and recalibration or an unhurried long weekend away from routine. With 11 Forest Villas and 4 Pool Residences, the retreat prioritises space, privacy and a low-impact relationship with its surroundings.

Accommodation at Tipai Wildlife Luxuries is deliberately limited to maintain a sense of quiet and exclusivity. The Forest Villas and Pool Residences are designed for immersion rather than enclosure, balancing indoor comfort with open-air living and offering views of forest paths, water bodies or dense tree cover. The Pool Residences, located along the buffer of Tipeshwar Wildlife Sanctuary, feature naturally filtered, chlorine-free private pools, shaded gazebos and discreet butler service. Complementing the stays are facilities that enhance wellbeing without excess, including a forest-facing bar, a fully equipped gym, a zero-chlorine swimming pool and Aaste, the forest spa, where therapies draw from Ayurveda, local traditions and regionally sourced natural ingredients.
Architecture and planning at Tipai are rooted in sustainability and local knowledge. Built using rammed earth and stone masonry sourced from the land itself, the villas and shared spaces respond naturally to climate and terrain. Regenerative landscaping, native planting and water catchment systems help recharge the water table and support long-term ecological balance, allowing the forest to recover and endure.

Dining is a central expression of Tipai’s philosophy and a defining part of the guest experience. Led by Chef Amninder Sandhu ( of Kikli fame ) , the culinary programme is shaped by the forest, the seasons and the people who cook within it, resulting in food that is grounded, ingredient-forward and unhurried. Traditional techniques, slow-fire cooking and regional flavours take precedence, with menus evolving around produce from Tipai’s gardens and neighbouring farms. Across the kitchens, women from nearby villages lead the cooking, ensuring that everyday local and seasonal fare forms the backbone of the dining experience while celebrating regional knowledge systems and community participation.
Responsible tourism lies at the heart of Tipai’s philosophy. Tourism activity is carefully managed through regulated safari access, low-density stays and experiences that favour patience and observation over spectacle. Over 300 native trees, shrubs and grasses have been reintroduced, while more than 80% of the staff come from the neighbouring village of Marathwakdi, creating meaningful livelihood opportunities and shared stewardship.
